How long does an inspection take?
The average inspection is between 3 to 4 hours and can vary based on the size of the home, type, age, and overall condition.
What does a home inspection include?
The standard home inspector's report will cover the condition of the home's heating system; central air conditioning system (temperature permitting); interior plumbing system; electrical system; the roof, attic and visible insulation; walls, ceilings, floors, windows and doors; and the foundation, basement and structural components. InterNACHI publishes a Home Inspection Standards of Practice - InterNACHI® and InterNACHI Code of Ethics that outlines what to expect in the home inspection report.
It is important to note that there may be some exceptions. If certain areas are inaccessible (locked door, tenant's belongings in the way) or unsafe conditions (severely steep roofs, poor structural integrity) the inspector will explain the situation and note that they were not able to assess that specific area or system.
Do I need to attend the inspection?
No, but we recommend that you join me for the last half hour in order to address any major findings and answer your questions.
If you can’t join me on site, our digital inspection report provides summary, specific findings, identification of potential issues, recommendations, and high-resolution photographs.
Once the inspection is complete, when will I receive my report?
All of our reports, which include images from the inspection, are available within 24 hours of the inspection.
Do you provide radon testing?
Yes, we provide radon testing and I am a Certified Radon Tester through InterNACHI.
When will I receive my radon report?
Since we perform radon testing on our own and send the report automatically, we remove the wait time for a lab to return the results. By taking out the wait time, we can provide results quicker to help you make your mitigation decisions faster.
Do you test indoor air quality?
Yes, the air quality can be measured in each room of the home. Our air quality detector measures PM2.5, PM10, particles (Particle pollution that exist in all types of combustion, including motor vehicles, power plants, residential wood burning, forest fires, agricultural burning and some industrial processes. They can only be seen with an electron microscope and most smaller particles can get into lungs and cause serious potential health problems.), HCHO (formaldehyde), VOCs (Volatile organic compounds are emitted as gases from certain solids or liquids: furniture, appliances, toys, flames, scents, cooking, grooming and cleaning. Almost everything produces VOCs. When contained indoors, VOC emissions may quickly rise to harmful levels.), Air Quality Index (The AQI is based on air pollutants that have adverse effects on human health and the environment. The pollutants are ozone, fine particulate matter, nitrogen dioxide, carbon monoxide, sulphur dioxide and total reduced sulphur compounds.), temperature and humidity.
How are the fees calculated?
The fees vary depending on home square footage, age of the home and distance from my office. Discounts are given when you bundle the add-on services with a home inspection (example: radon testing and indoor air quality assessment).
